The existing building is 5 levels of below-grade parking and back-of-house spaces to remain, and a 12-story office building with an existing mechanical penthouse. The first and lower level will be converted to amenity and retail use. Levels 2-12 will be new work to add 269 residential units, amenities, and back-of-house spaces. The existing mechanical penthouse will be converted for amenity use by building tenants and apartment units. Existing electrical equipment will be relocated to new below-grade vaults on the alley side. Interior work will include, but is not limited to, new partitions, doors, mechanical, electrical, plumbing, finishes and limited structural renovations. Elevators will be replaced, and stairs will have limited scope renovations. Exterior work will consist of the replacement of window and door panels, new pavers, and terraces divider railing.
