Revision to Building Permit #B2505202This revision is based on the Advanced Tree Protection Plan being submitted in parallel with this resubmission by Moody Graham Landscape Architects to DDOT, in response to their request to protect an existing heritage tree located proximate to the approved construction work under Building Permit #B2505202.Construction work was placed on hold for over three months to allow for extensive coordination and review by the project arborist, DDOT inspector, Architect, Owner, and OCBuilder General Contractor. An air spading process was performed during this period, which identified a major root stem located beneath the southeast corner of the proposed addition. As a result of these findings, structural modifications are now required in a limited portion of the already approved addition affected by this existing heritage tree root.The proposed revisions consist solely of structural design changes implemented to protect the heritage tree while maintaining the architectural design previously approved by the Cleveland Park Historical Society and DOB. These changes preserve the overall design intent and the work developed collaboratively by the Owner and the architectural team.All revisions are limited to structural elements occurring below the finished floor. The architectural design above grade remains unchanged. Accordingly, only revised structural drawings are being submitted, accompanied by documentation explaining the structural approach and the tree protection intent as coordinated with the project arborist.In summary, the revision affects only the exterior envelope at the crawlspace level at the southeast corner of the addition. The previously approved crawlspace configuration has been reduced in size and partially substituted with a structural slab designed to bridge over the existing root system and bear on a new grade beam supported by piers. This approach minimizes ground disturbance and embedment within the root protection zone.We respectfully request review and approval of this permit amendment in order to allow construction to proceed and to avoid further project delays.
