Per the report of structural engineer Nader Elhajj, as of 2/8/2026:Findings:A. The main level front W8 steel beam spans from front to back and is supported above the front window. Thefront end of the steel beam is not properly supported on top of the front window.B. A new steel beam is to be installed along the front wall to provide adequate support for the W8 steel beam.Scope of Work:1. A new W6x16 steel beam shall be installed along the front wall to support the W8 steel beam.2. The new W6x16 steel beam shall be supported on a 3 inch round steel post at each end.3. Each steel post shall be supported on a new footing.4. The footing shall be minimum 18 inch long x 18 inch wide x 12 inch deep. The bottom of the footing shall be minimum 30 inches below grade.5. Concrete shall have a minimum 28-day compressive strength of 3500 psi.
